Home Plans

Home Plan is the most important aspect of ‘Home Planning Process’. Homeplan is a preliminary picture about how your home will look like after completion. So it is a very important to choose your homeplan very carefully to avoid any frustration or hazard while actual home construction process. How you will avoid such frustration? Answer is simple. Involve your family member into choosing the homeplan. Discuss with them their requirements. Involving family in the decision process will boost the enthusiasm of your family members too.
Let’s see the factors or things you need to consider while choosing the home or house plan:

Land or Plot Conditions: If you have your own plot and already you have decided to build a home at that place, see what type of soil or land is that: Soft soil, hard rock, clay type etc. Accordingly you have to decide the foundation type of your home.

Style of Home: Here you need to decide the style of your future home: modern or traditional. There are thousands of styles of home plans available to choose from, Just try to find what you and your family like.

The Size of your family and their requirements has to be considered while choosing the home plan. Ask your spouse what she need. Think over the age and needs of your children. The common necessities are living room, kitchen, bed rooms, bathrooms, toilets, visitor’s room, porch, garage for your car, store room, basement, prayer room etc. Think on such aspects and decide what and how may rooms you require.

If your plot, where you are building a home, is small, then you can consider for double story / level home. Double storey home can save cost of plot or you can have more options for garden and landscaping around your home.

Future Requirements of your family may vary than the present one. What are these requirements? You know better than me. Isn’t not it? So why not consider on those now?
You need to maintain a perfect balance with your budget and your requirements while choosing a perfect home plan.

Besides above factors, geographical and weather conditions is also important factor which affects the choosing style of your home. Specially roof of your home largely depend on the weather conditions of your geographical area.

Home Construction Stages

Stage of Home Building Process or Works Involved In The Home Construction

In general, followings are the jobs are involved in the Home Construction Process:

1) Structural Construction: In this stage the structure of home is constructed and this is the most important phase of your house construction. One small mistake can lead towards a great hazard to you or your contractor. Some major breakups of structural construction are:
  • Foundation,
  • floor layout / plan,
  • walls types,
  • Door & Windows
  • ceilings,
  • roofs
Material required for structural construction of home is Cement, Steel, Blocks, and Sand, door & widows, roof material etc.
Construction equipments are procured by your contractor and it is not your headache.

Things you need to consider when starting structure of your home includes the direction of an entrance of home, height from the ground level, Wall thickness, roof height etc.



2) Electrical Works: At this stage various electrical work related decisions you have to finalize by discussing with your electric contractor before starting actual job. Such decisions are:
  • What type of electrical wiring(internal or exposed),
  • Points to be placed in each room according to your needs i.e. A.C. Connection, Water heater connection for bathroom, spices mixer, oven and stove connection for kitchen, other points like tube light, night lamps, fan, electric chandlers etc.

Electrical Material required for Home Wiring: Different type of wires (flexible wire, core wires, power cables etc. according to the requirements of different electrical applications mentioned above), switchboards, switches, distribution board, pipes etc.

3) House Plumbing Works: Fresh Water Supply and Drainage of used water:
For fresh water supply first you need to get main connection from municipal water authority in your area. Main line will come to main tank for water stock and then you need to lift this water to your distribution tank at terrace or top of your house. From distribution tank water will pass through distribution pipeline to various water applications like tub & showers in the bathrooms, dishwasher sink in the kitchen, toilets, washing machine, water line for gardening etc.

Home Water Supply Material includes Pipes for Main Line from govt. water line, valves, couplings, T’s, water basins, sinks, bath tubs, cocks etc.

For Drainage of used water, you need to be aware about the drainage guidelines of your municipal corporation ensuring the maintenance & cleaning friendly plumbing works. You need to make sure that the height of your house is just above sewage line, so as you can connect your drainage line to sewage without any hazard. Alternatively, you can check the possibility of using drainage water for your garden and landscaping by preparing own drainage system.

Things to Consider When Building a Home

STEPS INVOLVED IN THE PROCESS OF HOME CONSTRUCTION:

In general following steps are involved in the home construction process. These are the things you need to consider when you have planned to build a home.

1) Preliminary Budget: First you need to decide the preliminary cost you are willing to spend for your home building project.

2) You need to allocate or purchase a land plot for your home. Doing so you need to consider the geographical conditions of that area. While choosing the site for your home you need to make sure:
· The home site is safe from flood line zone or safe from theft possibilities.
· The transport of home building material can be done easily at your site.
· Water, electricity, drainage points are easily available near home building site.

4) Once you have decide the home plan, you have to take various permissions from local government authorities, like home building permission from municipal corporation, clearance from electricity board, water authorities etc.

5) Choosing Contractor and bidding them with a Home Building Contract. 7) Home Finance / Home Loans: At this stage you will have clearer picture about the budget (the money you need to spend for home building) for your home. Accordingly you can look for various sources for home finance.

8) Making Preliminary Facilities available at the home construction site like water connection from municipal corporation or digging water well, electrical connection from power authority in your area etc.

9) Starting the house construction and keeping an eye at the progress of various stages of construction phases.
